How it works
What happens after you send us a file.
Six steps. Each one has a line where the machine stops and a person decides.
01
Intake — same day.
Your file lands in your LOS. The documents already there are pulled, indexed, and what's missing is flagged. A processor reviews the flag list before anything goes to your borrower.
Automated
Document pull and index.
Human
Reviews flags before borrower contact.
02
Disclosures.
Initial disclosures are prepared and tracked to acknowledgement so the clock starts on time.
Automated
Package assembly and e-sign tracking.
Human
Reviews the package before it goes out.
03
Document collection.
Automated borrower follow-up on a schedule. Escalation to a human on the second miss.
Automated
Scheduled follow-up.
Human
Escalation.
04
Pre-submission review.
This is the step that makes speed possible. A processor with an underwriting background reads the file the way an underwriter will. Conditions get resolved before submission, not after.
Automated
Nothing.
Human
The entire step.
05
Condition tracking.
Systems monitor every outstanding condition and every date. You get status without asking.
Automated
Monitoring and reminders.
Human
Every response to the underwriter.
06
Close.
CD review, title coordination, funding follow-through.
Automated
Date and document tracking.
Human
CD review and sign-off.
Where the machine stops.
Software does the fetching, the parsing, the tracking and the reminding. It does not decide anything. Every judgment call — is this income calculation right, will this underwriter take this letter of explanation, is this appraisal going to be a problem — is made by a person with an underwriting background.
The systems are ours. Real developers on our team build and maintain the intake, follow-up and condition-monitoring tooling, and AI is leveraged inside it where it removes waiting. Every file is audited by a human before it goes to a lender.
We think that boundary is the product. Vendors who blur it are usually short on one side of it.
